Makawao and Pukalani Maui Hawaii - market snapshot 2016
Makawao and Pukalani Maui are so close together they share a zipcode. There is some open space between these two towns, and the Maui Community Plan aims to keep it that way. For now let's just lump them together for a quick market update. Sometimes when you're searching for Maui properties for sale it's easy to miss something, and that's why I will include all classes of real estate here, houses, condos, land, commercial... and multi-family dwellings.
Houses for sale:
- 49 total listings that are Active or Pending, priced from $375,000 to $12,800,000
- 25 Active listings, 19 are Pending Continue to Show, 5 are Pending Do Not Show
- Days on Market ranges from 2 - 923
- 1 is a multi-family property with 3 cottages of 500 sf each
- 14 more have an additional cottage or attached apartment
- 6 are residential condos
- 29 properties come with half an acre of land or less
- 3 listings come with 35 acres or more
- 1 is REO bank owned, 4 are short sales - all these are Pending
the Cottages at Kulamalu in Pukalani
Condos for sale:
- 5 condos priced from $439,000 to $510,000
- 2 are Active and 3 are Pending Continue to Show
- 4 are in The Gardens Upcountry and 1 is in the Cottages at Kulamalu
- DOM varies from 19 days to 460 days
- none are REO or short sales
Vacant land for sale:
- 26 parcels, with only 2 being Pending, priced from $169,000 to $19,500,000
- DOM ranges from 4 days to 1013 days
- 10 lots are an acre or less, while 11 more come with up to 6 acres or so
- 4 parcels are 25 to 81 acres in size and 1 is 803 acres!
- none are REO or short sales
- I am surprised to see this much land on the market right now

Commercial for sale:
- a 2-story commercial building with 4 units on a 1/3 acre lot with views
- priced at $1,499,000 and only 31 Days on Market
