It’s been yet another mixed bag this week, with equal shares of sunshine and rain, often one after another. As of today, Sunday, there have been a total of 90 sales, which is a 32% increase over last April with 68 sales! Take a look at our activity for this past week:

Puamana 21D is listed for $424,800 since selling for $300K cash in 12/09. It was listed before from 9/14 to 1/15 starting at $448,800, and ended at $468,800. Mauna Kai 8B sold for $625K in 11/07 and is recently listed for $599K.

Contingent:

Hanalei Bay Villas 16 went into escrow in only 7 days while priced at $795K. The only prior sale of this unit was in 10/74 for $62,600.

Sales:

Mauna Kai 9B sold for $430K while listed for $449K. The seller paid $170K in 7/00.

Hanalei Bay Resort 2311/12 was listed for $699K and sold for $650K. This unit sold previously for $525K in 2/07.

Under Contract:

Alii Kai 8B moved to under contract and will be closing shortly

Price Changes:

Kaiulani 55 is now $1.149M down from $1.199M. This property was purchased in 10/15 for $1.1.25M. Alii Kai 9F, previously priced at $379K, made a $10K reduction in price. This upstairs unit sold for $202,800 in 6/12.

Alii Kai 6103 is now the unusual price of $624,957 after a $7,542 reduction. Perhaps these are lucky numbers. The last purchase was for $354K in 12/11.

Emmalani Court 110 reduced from $1.295M to $1.245M. The sellers bought this unit for $1.079M in 8/14. Now on to your Princeville single family home update:

New Listings:

Despite 139 market days, 4161 Kamalani Lane, priced at $869K, shows as a new listing. I don’t know why. It sold in 3/99 for $260K.

3695 Kaweonui, priced at $949K, shows as a new listing because the agent changed brokerage affiliation. It has been on the market for 1,080 and was purchased by the sellers for $575K in 10/09.

Contingent:

The sell off of homes on Aloalii continues this week with 4020 going into escrow while listed for $1.199M. This home was purchased in 12/13 for $1.250M.

Price Changes:

After a $30K reduction, 3886 Kaweonui is now priced at $649K. The seller paid $65K for land in 7/88 and built the home in 89.

4231 Kekuanaoa Lane made a $200K price reduction for a lower list price of $1.1950M. The most recent purchase was in 12/14 for $1.617M.
