Safety has to be first and foremost in our business. The commission check is simply not worth our lives.
Do you get calls off your web site or other social sites? Do they want to view properties right away? Today I woke to four different emails from someone that spent two hours on my web site last night looking for a home. (I was excited, because my analytics said it came from ActiveRain.) She asked that I call her today and wanted to see one home.
We had a couple conversations, nothing that gave me the heeby jeebies, and actually was great conversations about buying a home. It felt like first time buyers with a definite purpose in buying. She told me about their family, their rental situation, and nothing gave me a reason to be worried.
I ALWAYS let someone (or more than one) know when I am showing to someone I don't know. Just because the hairs on my neck did not stand up, doesn't mean everything!
I set the showing, and was at the home 10 minutes early (my normal). At 6 minutes past, I left a message to see if they were still coming. NOTHING. At 15 minutes, I left. This is so rude for a Sunday afternoon! I texted my friends that it was a no show.
When I got home, I Googled her name. She had been arrested in Utah. WHAT???? It did not say why, and was released the same night, so maybe it was nothing. Had I done this search early this morning, I would have never even set the showing. AGAIN, not worth your life!
The Internet has been such a great help ---- you better believe I will do this search next time BEFORE setting the showing!
