“What do You Mean Your Realtor Suggested a Home Inspection wasn’t Necessary?”

 

 

It drives me crazy when anyone suggests that a home inspection isn’t necessary and yet stuff like this still goes on far too often.

 

The bitch of it is that the purchase agreement was not subject to the inspection and had to be rewritten to include it. I can’t even imagine the expense, if my clients had moved forward without the inspection condition and risked their $10,000 deposit.

 

Hi Joe,

I hope you are having a great week, just wanted to let you know that the property didn't inspect out, there is significant structural issues with the main house and the duplex, so we are passing on this property. So glad you recommended that we do the inspection even though the Realtor suggested it was not necessary. The home inspector you referred was outstanding, we will use him again.

We are making an offer on another property for $380,000 so I will keep you posted on the developments. We are using the Realtor that you referred this time. Quick question, are we still OK with this purchase price, we are still putting 20% down? Let me know if you need anything from us at this time.  Thanks again

Joe Petrowsky That is unbelieveable that the original agent advised a pass on the inspections! I suggest to you that this agent will be seeking alternative employment soon. You saved that day for those buyers, but you should not have done the agent's job!

Telling buyers to NOT get an inspection is a horrible way to conduct business. Inspections are absolutely necessary. Always.

There are still a few idiots out there who will advise a consumer against having a home inspection. That's a great way to get sued.

Wow, our California contracts urge buyers to get a home inspection all over the place. That an agent would say it is not necessary IN ANY SITUATION is actionable, IMO. It's so important, I would have a buyer sign a waiver if he doesn't want to--which happens when they have a relative, friend, etc. who is going to do it for them.

Joe I would be very suspicious of a Realtor who would state a Home Inspection is not needed.  I would be suspicious the Realtor is more concerned her/his commission check, and trying to avoid anything that might cause the Buyers to back out.

No inspection Joe Petrowsky that is crazy.  The only time that was considered an item a client did not need was a tenant that had lived in the property for 8 years...they knew that home better than the seller did.
