Live next to a Coach bag or jewelry stores may mean you live in a high income neighborhood. But how many times you can go there buy merchandise? Weekly, monthly or ?
Studies shows Americans want to live close to discounted stores. Stores like Target, Walmart or Costco suggest one saves a lot in the long run. People prefer to go there do their essential shopping on a routine basis than driving a lot fight for traffic and parking.
Studies show between 2004 through 2015, single family home owners enjoyed an price increase of +27% who live less than half mile away near these discount stores vs those with only +16% appreciation farther away during the same period in the same zip codes.
If you are observant these discount stores are never next to each other since they compete for same customers.
The study does not surprise me except near Target home values are slightly more expensive than those near Walmart. I am not an astute shopper but I can judge by the shopping carts and neatness to agree the shoppers seem to be of better educated and store shelves are better arranged at Target than that of Walmart. I am more opt to go shop at Target than the other stores. Costco is my least favorite except for free food and their $1.5 hot dogs.
Wanting to find a lower priced home the study suggest next to Walmart or Kmart. There is truth to most of the results.
