Sales

There were 12 unit sales in March. This is down 33.3% from 18 in March of 2015. Sales/list price ratio in March moved down to 96.4% from 99.9% in February.

Prices

Median price in March was $1,012,500. This is down 21.1% from $1,282,550 in March of 2015. 3-month median price of $1,162,500 in March was down just slightly from $1,220,500 in February and down a little from $1,293,750 in March of 2015. Price per square foot in March was $483. This is up from $467 in February but down from $598 in March of 2015.

Inventory

Inventory of 68 in March was up 28.3% from 53 in February and up 58.1% from 43 in March of 2015. New listings of 55 in March were way up from 34 in February and up substantially from 36 in March of 2015. Months of supply of 4.1 in March was up considerably from 3.1 in February and way up from 2.4 in March of 2015. This is the highest months of supply has been since October, 2015.

Market Time

Days on market of 91 in March was up just slightly from 89 in February and up a little from 77 in March of 2015.

looks like the larchmont market may be in a transition too - Maybe May will bring  more clarity
