Why I started this group

By
Real Estate Broker/Owner with Your Choice Realty of NC 3020206

I started this group to provide an outlet and support group for other brokers/agents like myself. I often get calls from customers that came accross my website but are in other areas of the country where I am not licensed. I would like to be able to point those customers to a reliable provider in thier region. Addtionally, I would like to share ideas and strategies on how to better position my company with both customers and 'tradtional' realtors in my community.

Thanks for looking/joining.

Hi there!  I'm new to Active Rain and was happy to come across your post.  I own ValueList Real Estate Services, Inc. here in St. Louis, MO.  I've looked for a way to hook up with other flat-fee/discount realtors and this seems like a great way to organize!  Let's talk sometime!

Hey Phil and Bob-

I'm a new member too. I have also been trying (halfheartedly) to organize flat fee and discount brokers. I have compiled a bunch of them on a page in my website here.

there is a national association, too:

"The American Real Estate Broker Alliance, AREBA, a national alliance of flat-fee real estate brokers who advocate innovation, free market competition, full disclosure, informed consent and the consumers' right to choose their level of desired brokerage services."

check them out at AREBA. I have not joined areba yet; kinda waiting to see if it takes off first.

Hello, I am also a new member.  Years ago I started a marketing company that connects home sellers and agents who are willing to offer a listing for as little as 2%.  I am also a licensed realtor in Pa and NJ.  We recently started offering rebates to home buyers by connecting them to agents all over the country.  I am very excited about the transformation occuring within our industry.   I believe that the best way for start-ups to compete with the large high market share competitors is to offer the consumer alternatives to the limited choices offered by the traditional real estate companies out there, their overhead is relatively fixed.  They are less able to acclimate to the changing marketplace.  Flat fee, discounting, menu of services companies especially if you are tied to a mortgage and or title company seem to be better able to stay highly profitable in the present environment.  Thanks for starting this group, it is a great way to connect and share with others of like mind.

Hi all,

We are a flat fee broker serving NYC and Long Island. We'll do traditional brokerage and buyer agency as well, but our roots are flat fee, and that is the bulk of our volume.

Bes regards

We are a marketing company that connects consumers with licensed realtors in the U.S. and Canada.  We offer to connect sellers with licensed real estate agents who agree to offer a menu of services to their clients.   We are moving in the direction of adding a flat fee option to our list of services.  There are two flat fee companies that cover most of the country.  They accept referrals if you do not want to open an office in a particular State.  When sellers visit our site they fill out a short form and then they are contacted by phone and offered the various options, after they choose the program they are interested in I refer them to other agents throughout the US and Canada.  I keep most of the Pa. and NJ leads that are located withing my own mls areas.  I can offer a flat fee option in the larger markets in 40 States.  I pay a referral fee to the other real estate company and my real estate company collects the difference as a referral fee.  When sellers choose any option other than the flat fee I refer most of them out to Re/Max agents because there are over 120,000 of them out there and they are easy to find on the Remax.com web site.  Since they are 100% agents, my experience has been that they are more willing to pay a referral fee.  They offer the path of least resistance. I am experiencing more sellers willing to pay higher commissions when they only pay for success at settlement.  Up front fees for flat flee listings are still a very minor percentage of listings in my marketplace.
