What is our Responsibility as Realtors?

I am working with a young couple and they are first time home buyers. We are looking in a working class neighborhood in Kenner LA. This couple has a one year old and mom is expecting second in June. When working with this young couple I realize just how uneducated in real estate first time home buyers can be. They have the down payment and credit. They do not have experience to take into consideration inspections or cost of insurance. They just want a home. The seller's agent was present for the viewing. My client tells me, is he the one I need to ask if they will take a lower than asking price. My client's wife tells him that is why we have Frank. I have explained the entire process but sometimes things just don't sink in.

I believe in telling all my clients that I am there for their protection and negotiation. We should all keep in our mind, our continuing education and Code of Ethics. The general public needs us and this young well meaning couple needs a Realtor.

The process of buying or selling real estate can be very complex and no two transactions are the same. One of the aspects that I enjoy is working with buyers and sellers helping them better understand how the process works.

We have been very careful with our clients to tell them, if another agent asks you a question, just have them talk to me. Seller's will oftentimes not realize that the simple question a buyer's agent may ask may be giving them greater understanding of the seller's motivation and possibly weakening their bargaining power.

Unfortunately many buyers also don't know the costs of maintaining a home. They plan for the property taxes and insurance, but not the lawn care (mowing, trimming, fertilizing), the pest control, the maintenance costs, etc.

Here one thing a lot of people don't take into consideration is the cost AFTER purchase...mainly, heating.  There are a handful of big ol' houses available here for a pretty low price, until the buyer realizes that it could cost them well over $1000 a year to heat it (we tend to have long winters here, with the "heating" season stretching from October thru May, though this April has been sweet)... they need someone to remind them of these things....horrible thing for a young family to put all they have into getting a home only to realize they can't afford to keep it warm!

Sometimes in the excitement of buying their first home these young buyers do not take in all of the information we are giving them.  We just have to be patient and keep explaining.  It sounds like your young buyers are lucky to have you.

Pam, thanks for your nice words. I will have to replay and reexplain the whole process. As far as future up keep they are aware of these concerns. Currently they are paying and maintaining the rental which they rent from me. They just need to learn the process.

Hey Frank~You are absolutely right on. I always explain to clients that not having a Buyer's Agent to represent them and dealing only with the Seller's agent is similar to goinig to court against someone and using the same Attorney.
