I wrote a couple offers last week for a buyer.  Thing is, we are in a seller market at this point in the Phoenix and Laveen area, especially in the lower price ranges (under $200,000).  Yup, it is very competitive once you look under that price range.

 

So as I mentioned I have a buyer I've been working with, trying to secure a home.  At this point we have not had much luck, as many offers that we are submitting are competiting with 3 or more offers.  It can be difficult for sure.  Yet, that is my job, to try and get my clients to their goal - in this case into a home.

 

So, to the realtor professional tip #1.  My opinion is, if you want to truly be seen as a professional you will have great communication.  This means:

1.  Pick up the phone when people call

2.  Return calls when someone leaves you a message

3.  Acknowledge receipt of an offer when it is received

4.  Inform agent/s when an offer is accepted

 

As an example, I have called for availability on a home, and have never received a call back.  You can try again, and often fall into the same result.  I had an offer that I submitted over a week ago, still not get acknowlegment of receipt.  Never mind the return call to acknowledge.

 

So again, tip #1, improve and nail down communication.  It could also be a potential buyer, seller trying to call you.

Most agents do not forget with unresponsive agents.  If you do not want call.

Post it on the webpage important events.  # offers received, seller counter, inspection reports are available, decision time.  There is nothing wrong tell people if they are not contacted the offers went to someone else.

Just be up front.

Oh.. David.. I'm with you on this one. Not even getting a call back is infuriating.  I just don't understand that behavior. Very unprofessional.

Yeah, this one was completely written because it has just happened multiple times.  I have had several multiple offers recently, I kept all in the loop, and I sent all an email thankig for submitting and showing home.  It took only a couple minutes.

David, I think your tips are BASICS and every agent should be doing this.  It is very frustrating when multiple offers are being received.
