It is interesting to me, and even frustrating at times, how a course of action can start in one direction and end up going in a totally different one. Take home buyers for instance. It is a rare occasion that I end up helping a client buy the type home we started out looking for. For instance, a client who recently purchased a townhome started the process by telling me that the wanted a single family home with a yard for his dog. Through the process of looking at homes he changed his mind. It's not that he didn't know what he wanted. It's that his ideas of the perfect home for him evolved as he saw what was available.
Another client couple has been looking for some time. We started out with a very broad idea of what we were looking for and have, over time and many, many homes seen, have basically narrowed our focus. I try to do this as much as possible in the beginning of a search, but I believe that buyers need to see some homes before their idea of the perfect home evolves into what they end up purchasing.
Luckily, some home buyers know exactly what the want and we get to the home quickly, without looking forever. All I know is, the faster I can get my clients to express what a "perfect home" is for them, the quicker they will be enjoying their new home.
