How To Improve Renters Cooperation!

Being a property manager and a real estate professional for so many years, I have learned that cooperating tenants are a lot easier to communicate with than non-cooperating tenants.  In order to have cooperating tenants, you need to create healthy and positive relationships with them.  Here are a few suggestions and ideas:

  1.   RESPECT: Respect the renters if you want them to respect you.  First, you need to stop calling them clients.  Second, if you have to approach them about a notice, a repair, or even an eviction, do so with respect.  Finally, it never hurts to follow the “Golden Rule”: Treat others the way you want to be treated.
  2.   EDUCATE: Educating the renters will provide a more comfortable and cooperative environment.  People tend to become defensive when there is a lack of information.  Lack of information creates fear; furthermore, fear creates defensiveness which in turn leads to non-cooperating renters.  For example, if you need to access a renter’s unit for repairs to prevent major maintenance issues, then explain this situation to the renter.  The renter will feel more comfortable and will cooperate.
  3.   INVOLVE: Get your renters’ opinions and suggestions regarding the property management and any other issues pertaining to the rental property.  Renters cooperate more when they know that their voices are being heard.
  4.  RESPOND: Be professional about responding to renters’ requests.  Return phone calls and emails promptly, discuss maintenance issues with respect, and resolve any concerns that they might have in a timely manner.
  5.  SAFE AND COMFORTABLE ENVIRONMENT:  Make sure that the rental property is safe for your renters.  I can’t emphasize enough on the safety issue.  Besides it being against the government rules and regulations, the lack of security and safety is also against humanity rules and regulations.  It is our job to ensure renters safety.  If you own a building, create a community within your building.  Promote holiday gatherings, encourage community “board game night”, or promote “Potlucks” (to name just a few).  Renters will feel safer when they get to know each other.
  6.  SMILE: Smile! Smile! Smile!  A smile on one’s face is worth a million words.  It is human nature to smile back when someone smiles at you.  Therefore, it is important to have a smile on your face when communicating with renters face-to-face.  I know that it is sometimes difficult to smile especially when you face so many challenges, but let’s not forget that you are professionals and you need to act as such.

These are only few suggestions and ideas on how to improve renters’ cooperation.  You can read more about what other experts are saying in the article found here:

Thank you for your positive feedback Joe.  Most definitely! Any relationship can be redirected to become a positive and a long-term one if we build positive relationship building skills.

Amy, what a terrific first post, and welcome to ActiveRain.  Back in the day when I was a tenant, my landlord really hated all of us, or at least he seemed to.  I think he'd have been better off with a great property manager like you!

Thank you so much for your kind words dear Patricia. I believe that every relationship, whether tenant/landlord or otherwise, can be stress free only if we all do our best to open up to each other and understand each other's points of views.  Thank you so much! You seem to be a kind person yourself and I am sure your clients love working with you.

One needs to give ample notice them as it is not easy to find a place. A letter of introduction or reference is always helpful.

Thank you for your tip Sam.  Of course a proper notice is absolutely necessary.  Yes, in today's market, it is very difficult to find affordable properties for lease.

Welcome to ActiveRain, and YES, these sound like great ways to have cooperating tenants! And some are so simple. Smile! Listen!

Yes dear Kat.  Life is pretty simple.  People tend to make it more complicated.  I think it might be due to one's ego.  Simple things such as listening, smiling and apologizing should not be so hard to do. Thank you for your comment and the warm welcome.

I agree with you dear Joan.  Yes, human interaction can get tricky but it shouldn't stop us, the professionals, from doing our best to create positive relationships.  Of course there are people who are just plain rude, but keep smiling.

Good morning, Amy Palian good advice for anyone in the real estate business whose niche is property management.... at one time I owned 23 units and I managed all of them myself while managing a real estate office.... you get further with honey than you do vinegar when the topic is dealing with tenants....

Good morning Barbara.  Yes, honey works much better than vinegar.  How did you do managing 23 units and a real estate office at the same time?  It takes a lot of patience and determination to be able to do that.  Two thumbs up for you dear Barbara.

Thank you so much everyone for your warm welcomes and very useful tips.  I look forward to building a positive and long-term relationships with every one of you.  If there is one thing I learned in life, it is that success depends on the number of positive relationships we build throughout our lifetime and should never depend on the dollar amount we make. Thank you and I hope that everyone is following me on Active Rain.
