In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

So what do the stats indicate about Mason Ohio condo sales?
Key takeaways this month:
- Mason condo inventory continues to be scarce. 39 for sale and 37 under contract so almost 1/2 of all condos for sale are under contract. And 39?? That's just a low number when spread across all the price points for Mason condos.
- Those trying For Sale By Owner and not being found should take advantage of this scarcity and get their homes in front of the MAXIMUM number of buyers. Hiring a listing agent might very well NET you far more than selling solo.
- Prices were down slightly, but that's more of a mix issues. 2 condos sold below $100k and 2 above $300k.
- 21 completed sales is a solid April when you compare to past Aprils performance since 2010. With 37 condos under contract, expect another good month in May.
- This bears repeating from past months: there ARE some new construction opportunities not reflected in the 39 condos for sale, but they're going to cost you around $300,000 or more. Lakeside Cove, Fox Hollow and Beacon Hill offer new construction opportunities if you've got the budget for them. - Distressed condos (foreclosures and short sales) for sale continue to be almost nonexistent. None sold last month and one short sale is currently not under contract and for sale. Mason condo buyers insisting on buying a distressed property are likely to be VERY disappointed.

NO CHANGE: The low inventory can really work in your favor if you're willing to sell your condo. While there might not be as many buyers as peak season, the low inventory is forcing more buyers to look NOW rather than waiting for warmer months. Updated condos will generally sell faster. Some communities take longer than others to sell as price point and HOA fees/amenities, age of the unit, etc. can have significant influence on demand.
