Looking to buy a hotel?

 I am new to this blogging, so your patience is appreciated.

Our company specializes in the sale and acquisition of hotel properties in the upper midwest.  Our niche is hotels bigger then the small road side "ma and pa" motels, but smaller then the massive 400 room Hiltons.  Everything in between we have for sale, or can help a serious and qualified buyer pursue through buyer representation.

Just outta curiousity how hard is it to buy a hotel? How much money do most buyers have in the bank for reserves? How much down are they putting? (just curious)

Ryan, another question to follow up on the one from Christopher: what about financing, does it come from mostly private sources?

Its more difficult to buy one then say a house.  There are surveys, appraisals, and environmental reports to be performed.   If there is a franchise, there are usually inspections and applications to be put in.  Its very complex in general and takes about 3-6 months to close from the time of an accepted offer.

 The typical down payment is 15-20% if they get an SBA loan

20%-35% down if they go conventional financing.

 Most are down through local banks, and the SBA.  Not often private groups or seller financing.
