The latest Jacksonville NC Real Estate Market Report January - April of 2016 continues to show trends that have been taking shape since the end of last year in Onslow County.

Jacksonville NC Real Estate Market Stats

Re-Sale home sales continue to rise, while both new construction homes and foreclosure homes in our area have seen a decrease from the same time frame in 2015.

Here are  the actual numbers of closed sales in Onslow County for the past 4 months compared to the first four months of 2015.

January - April 2016          

 

Total Number of Residential Sales “Sold” YTD 4/30/2016 = 885 (919 in 2015)

Decrease of 34 or Down 4 %    

Total Number of Active Residential Listings = 1721

 

Total Number of Single Family Resales and New Construction Homes “Sold” YTD 4/30/2016

= 759 (779 in 2015)

Decrease of 20 or Down 3 %    

Total Number of Active Single Family Resales and New Construction Listings = 1429

 

Total Number of New Construction Single Family Homes “Sold” YTD 4/30/2016 = 198 (241 in 2015)

Decrease of 43 or Down 18 %  

Total Number of Active New Construction Single Family Listings = 344

 

Total Number of Resale Single Family Homes“Sold”YTD 4/30/2016 (NOT INCLUDING FORECLOSURE SALES) = 403 (338 in 2015)

Increase of 65 or Up 19 %        

Total Number of Active Re-Sale Single Family Listings = 1033

 

Total Number of Foreclosure Resale Single Family Homes “Sold” YTD 4/30/2016 = 158 (200 in 2015)

Decrease of 42 or Down 21%   

Total Number of Active Foreclosure Re-Sale Residential Listings = 52

 

JBOR Unit Sales Down 4 %...Coldwell Banker Sea Coast Advantage's Jacksonville Office is up 32%...we are outperforming the market by 36%

JBOR Closed Volume Down 6%...Coldwell Banker Sea Coast Advantage's Jacksonville Office is up 40%...we are outperforming the market by 46%

Decrease of $2,857 or DOWN 2 %    

 

Average Sales Price of SF and NC 1,2,3 Sales “Sold” Current Period = $154,941

Average Sales Price of SF and NC 1,2,3 Sales “Sold” One Year Ago = $159,393                               Decrease of $4,452 or DOWN 3 %    

 

Average Sales Price of NC 1,2,3 Sales “Sold” Current Period = $199,725

Average Sales Price of NC 1,2,3 Sales “Sold” One Year Ago = $204,186                                             Decrease of $4,461 or DOWN 2 %    

 

Average Sales Price of SF 1,2,3 (NOT REO) Sales “Sold” Current Period = $160,005

Average Sales Price of SF 1,2,3 (NOT REO) Sales “Sold” One Year Ago = $169,039                         Decrease of $9,034 or DOWN 5 %    

 

Average Sales Price of REO SF 1,2,3 Sales “Sold” Current Period = $85,901

Average Sales Price of REO SF 1,2,3 Sales “Sold” One Year Ago = $89,114                                       Decrease of $3,213 or DOWN 4 %    

 

 

  SF 1,2,3 = Single Family 1,2, and 3 story                                                                                                                              NC 1,2,3 = New Construction 1,2 and 3 story                                                                                                               “REO” = Real Estate Owned or Foreclosure Homes

 

Though there are a number of red downward arrows in this report, keep in mind these numbers reflect closed sales, and I believe we will see those arrows turn as we move through this year.

There were a large number of contracts written in the month of April, and those "pending" contracts will become closed sales in the next month or two.

Additionally, we have entered our historical sales season, and that will impact the number of contracts and closings in the next few months as well.
