How will you communicate with me?
A great agent is one that keeps their owners well informed. One of the biggest complaints most sellers have is that their listing agent rarely contacts them after they have the listing. Once the listing is on the market, agents should be emailing about price changes, marketing tactics, stats and other similar properties that may have closed or gotten offers in the mean time. It's important to know your competition in order to compete.
How will you market my home?
A great agent will market in all avenues; online, in print, in person, in signs and to other agents. Covering all basis of potential marketing means your home will get in front of more buyers for a guaranteed sale. How will you negotiate for my terms?
Skilled agents will never narrow down negotiations to one issue. With proven negotiating tactics including a win/win for all, including how to combat pressure from buyers. Many buyer's agents play the good guy/bad guy complex where the agent is the good guy and the seller is the bad guy. Buyers want to feel that someone is on their side but so do sellers. Protecting the seller against high pressure buyer's agent tactics is also a hidden talent used by a select few experienced agents.
How many homes have you actually sold?
This is not a trick question... we didn't say, how many homes have you listed? You want to know exactly how many homes the agent has sold themselves in a year. The average is about 8-10, great agents can sell up to 20 but again, too many and you may not have the attention you need from that agent if there are too many other listings out there. Talk to your agent about how they sell and if they try to get as many listings as possible or if they are selective with their business.
Also, ask about NOT taking a listing. Some agents will do anything to get any listing whether they should or not. An experienced agent will talk to sellers about all their options. Is selling now actually a good idea or not? A careful agent and one that is confident in the listing, the price and the sales strategy is always a good mix.
