With the Spring selling season in full swing, buyers are out in record numbers looking for homes! You don't want them to pass up yours, so here are 4 tips as well as 4 staging tips to help you make your home more attractive to them:
1) Revitalize, Refresh, and Redo the Kitchen
Can’t afford new cabinets? No problem, replace doors and
draw front, then paint everything to match and add new
hardware. I’ve seen some really cool drawer and cabinet
pulls at the hardware department at Walmart the other
day. A great tip is to get a new front panel for your
dishwasher. Contact the manufactures to find out if they sell
replacements for your model.
Staging Tip: A bowl of green apples or fresh flowers is a
great way to add color to the kitchen.

2) Bathroom Make Over
If you have old or outdated tile in your bathroom, spruce it
up by having the tile professionally painted. Here in

Staging Tip: Make buyers feel like they're in a spa. Put out
items like rolled-up towels, a wooden mat, decorative baskets
and candles.
3) Go Shopping for New Appliances
So you want to sell, but your kitchen appliances are
outdated? Purchase a new cook top, stove or refrigerator.
Studies show that sellers recoup every dollar spent on
appliances.
Staging Tip: Stainless steel looks great in the kitchen and will
help sell your house, however make sure appliance are clean
and free of finger prints.

4) Home Lighting
Staged homes look so warm and inviting because of well placed lighting. Did you know that many homes are improperly lighted? To fix this problem. Change out the wattage in your lamps and fixtures. What would be ideal is a
total of 100 watts for each 50 square feet. A good rule of
thumb is to have three types of lighting: ambient (general or
overhead), task (pendant, under-cabinet or reading) and
accent (table and wall).
Staging Tip: make sure every single light is on when showing your home.
