It's Mid May and the real estate market in Fort Wayne, Indiana continues to be a seller's market.
'Clean and well priced' homes continue to fly off the shelves. A lot of these homes are receiving multiple offers in the first 24 hours they're listed.
While we can't guarantee this will happen to your home, we can come out and have a conversation (like we're doing with two more sellers today).
From a buyer's perspective it's not quite as fun of a market to be in. With inventory levels being so low, when a home pops on the market that matches what you want, you need to go see it that day.
We've had a few buyers recently that have lost out on homes because their schedules weren't quite flexible enough to get out and see it that day. It eventually worked out, but as a buyer in today's market you have to be ready.
That's one of the reasons I love having a team. We're always on it for our buyers and if one of us can't show a house on short notice, somebody else on our team can.
Sellers: Home prices have slightly risen over the last 12 months. We've recently helped past buyers sell the homes we helped them buy 3-5 years ago, and each home was considerably higher in price.
Inventory is low. If you have ever considered selling NOW IS THE TIME. I hate to sound like a cheesy sales guy, but this is the truth right now. Call us at (260) 704-0843 and we can chat.
Buyers: Interest rates are still very low. It is still a good time to obtain a mortgage and purchase a home. Even though inventory levels are down, there still are homes out there, we just have to on top of the market.
We watch the market every single day and when a home pops up that fits our buyer's criteria, we are ON IT. Like that same day on it. Like let's go see it this afternoon on it.
