If you are following the numbers, and I hope you are, Brentwood looks like it took a nose dive this past month. Increase in listings and spike in days on the market, with a decrease in avg list price. However the avg sales price increased by nearly $30,000. There was a main contributor to the high days on market with one listing taking 334 days before realizing the home was overpriced. In the end, they accepted $70,000 less than the original list price.
Crestview maintained fairly consistent numbers with a rise in avg list price. There are several new construction homes that should be closing in the next few month, that according to builders might not make it to market (meaning they are being purchased during construction).
