Saturday I conducted an open house at one of my listings. The weather was just too nice so the traffic was slow.
So I did what most ActiveRain bloggers would do in between visitors... I tried to draft a post.
But I could not come up with a topic so I just jotted down a few thoughts and comments based on conversations with visitors.
I was going to delete this draft after reviewing it this morning but some of the comments were useful and so here they are...
First, I do not have to justify my seller's list price. The comparable market analysis was completed before the listing price was established. There are sold comps to support the price. Yes, I am sure your agent can come up with similar comps.
Second, first time buyers rarely have the knowledge to pursue a foreclosure. No, this house is not a foreclosure. But you say the cheapest house nearby is and the price is so appealing! Prices are low for a reason. Your lender will not loan money on that house with a leaking roof, no air conditioner, appliances missing and who knows what else wrong.
Third, unlike people, all homes are not created equal. A new roof vs an old roof, a remodeled bathroom vs original equipment, new garage doors and opener vs old doors, the list goes on. Let me restate the obvious all homes are not equal even when they have similarities like age and size.
Fourth, the wife is very influential. No further explanation needed!
So while I did not sell my house I did get a qualified buyer lead during the open house... from an old ActiveRain post!
