What are HUD homes? You probably saw a few HUD home listings in your area. There are not many availabilities of HUD properties in our local counties.

 

A HUD property is a 1-4 residential property that was acquired by housing urban development as a result of an FHA foreclosed home. Their goal is to sell the property as quickly as possible to regain their losses.

 

The myth was that most HUD homes are listed way below market value. In this seller's market, this is not always true. The HUD entity usually lists the properties according to market value stipulated by a broker's price opinion. To sell these homes quickly, many lenders are upgrading the properties with new carpet and paint. However, there are also those homes that are being listed as is.  The attraction toward HUD homes is that they offer special financing, requires lower down payment, and are easier negotiators. 

 

For Riverside County, there are 4 HUD houses available for sale according to CRMLS. 

 

 

For San Bernardino County there is only 1 HUD property for sale.

 

1172 Falcon Dr in San Bernardino. Listed at $246,000 for a 3/2, 1637 sqft. Built in 1959 and it has been on the market for 4 days.

 

For Orange County, there is Zero HUD homes for sale.

 

For Los Angeles County the following are available.

HUD homes go fast in our area and you are right they are not always priced below market. You have to check them out.

Buyers should always make sure their agent is HUD approved before touring homes. HUD is an entirely different ball game. HUD deals are possible in Southern California.
