The first quarter of 2016 saw an uptick in activity for the Anthem Parkside real estate market. Home sales were up 8% over the 4th quarter of 2015, but down 21% from last year. The average sale price dipped a bit from the 4th quarter, but we’re still up 3% year over year. Meanwhile the average price per square foot increased 3% over the 4th quarter and 10% year over year, signifying that home prices of all sizes are still increasing in the Parkside. The average days on market is down 25% year over year and the inventory of homes on the market is at 1.97 month’s supply, signifying a strong seller’s market. Continuing our years long trend, the 12 month moving average, $274,459 is up 5% from last year. The number of homes currently on the market is 89, 19% less than last year. And the number of homes currently under contract in the Parkside is 95, down 6% from last year.

Avg. price per sq. ft. (Solds): $128.44 (Up 3% from 4th Qtr '15, Up 10% from 1st Qtr. '15)
Avg. Days on Market (Solds): 78 (Up 4% from 4th Qtr.'15, Down 25% from 1st Qtr.'15)
