The calls seem to go in waves. Some months I receive more of them than others. I'm not sure of the criteria used by flippers and investors who seek out listing agents, but they could be concentrating on the top producers and maybe that's why I get so many contacts.

They act like I should be thrilled to receive a call from a potential buyer -- when I work with sellers and, as such, I keep my sellers' best interests at the forefront of my business model. They also come across as though I should be as pleased as punch to work with them, like they are unique or different when they are just another guy trying to lowball . . ..

Conrad Allen I'm finding even in a good market, there are still nickel dimers out there. Lots of those non-copper pennies, too.

Joe Petrowsky Yes, completely different story when it's a buyer's market. When we had our last buyer's market in Sacramento, it was mostly only investors who bought because buyers, interestingly enough, tend to shun buyer's markets.

Going through your last week of post it seems that you have definitely got some interesting properties for folks with budget issues.  Fixer uppers are great for the right buyer, especially when there isn't much on the market in Sacramento.

Chris Ann Cleland Yes, my last 3 listings are definitely "affordable" listings. I listed a home last night in Bridgeway Islands of West Sacramento that is a stunner! Tons of curb appeal, and that will be probably a move-up home for a lucky buyer come June!
