                       Why Real Estate Will Always Be Your Best Investment in 2016 and Beyond

 

Whether you own a home in Ma, or are a real estate investor who rehabs homes or buys commercial property, there is no safer and more profitable investment. I am a Realtor and Commercial Real Estate Investor now, and have been for 10 years, but was a insurance broker for 2 years.  In that timeframe of being an insurance agent, i didn't have my securities license, because I didn't believe in the volatility of the stock market and never will. I daw first hand, hundreds of people lose millions in the stcok market with absolutely no protection and no recourse for their losses. My point is when you do what everyone else does, you usually lose.

There will always be foreclosures unfortunately, and there will always be a need for apartments, because there will always be a need for people to rent. Especially with another wave of foreclosures coming soon, the need for apartments is in the forefront and always is an asset class that is in need.

This is one of many reasons why real estate will always be your best investment in 2016 and beyond. This is not to say as a Realtor, the economy could't severely hurt your business at any time. I am talking about real estate as an investment, not te Realtor business in this post.

One of the big differences with real estate investments , whether you use your own money or you lend your money to investors for a passive strong ROI in return, your money is secured by the real estate, a promissory note and insurance. This is really the only investment that you have this type of protection, with should really give you peace of mind.

If you are a fix and flip guy (rehabber), with some money behind you and knowledge of the contractor side, or a great contractor team, you are really looking good moving forward, where anoter wave of foreclosures is on te horizon. 

Commercial real estate investors , depending on the asset class you acquire, are in a strong position too, especially apartment , mixed use, and self storage investors. Self storage, where there are no tenants but spaces rented, will be on the rise for next several years. Apartment and mixed use investors are in a strong spot because these are investment where tenants always seek, especially apartments. 

Retail is good if you know that asset class, but is a little more volatile, because there are other factors that come into play here such as location(as always), traffic counts and many more. iIf you buy retail strip malls, or shopping malls, you need to have a strong anchor tenants such as Sams, Walmart,  and Home Depot, just to name a few. They must be locked in at 5 -20 year leases, so that your income is protected, since there are fewer tenants in a retail strip mall then a apartment building.
