Selling a home without a real estate agent is never a good idea. While it may save you money, there are plenty of reasons why you should not go it alone, according to realtytimes.com. In fact, a National Association of REALTORS® (NAR) survey shows For Sale By Owner is on the decline with only 8% of home sellers choosing to list themselves.
REASONS ON WHY YOU SHOULD HIRE AN AGENT TO SELL YOUR HOME
For one, selling your home is emotional. No matter how level-headed you are, it might be tough remaining professional if someone gives you a lowball offer or criticizes something about your house.
You also might not be open to ideas on how to spruce up your home. Buyers are not going to be “wowed” by a “lived-in” house. A Realtor can offer advice on decluttering and depersonalizing a house. A Realtor is also good at curb appeal — in other words, making the home look attractive the moment a potential buyer drives up.
Along this same line, your sense of smell might be shot. If your home wreaks of pet smells or maybe it just smells musty, that could cause home buyers to walk right out the door. A real estate agent will make you address odor issues, right away, along with other staging tips.
If you still have Formica countertops, get rid of them. They’re outdated and could impact you getting offers. A Realtor knows what changes you need to make in order to sell your home.
A Realtor is also good at distracting potential buyers from the eyesore down-the-street or loud noise in the backyard as a result of being near a busy street or maybe a freeway. A Realtor knows how to market your home and draw attention away from less attractive things.
In addition, a Realtor has connections to other agents and knows how to attract buyers. An agent can also sense when it’s time to lower the price or know how to proceed if you get a lowball offer. This goes back to that "emotional" process thing.
A Realtor also knows how to deal with an unpleasant inspection report. That in itself is well worth the commission.
Lastly, the National Association of REALTORS® finds that homes sold by the owner make less money. "The median selling price for all FSBO homes was $210,000 last year. When the buyer knew the seller in FSBO sales, the number sinks to the median selling price of $151,900," they said. "However, homes that were sold with the assistance of an agent had a median selling price of $249,000 -- nearly $40,000 more for the typical home sale."
