Inventory is on a slight uptick from last month, but sales are hardly slowing down. The average market time for all of the condos that sold is only 27 days and these charts show that of the three condos that sold in the $400-500k range the average market time was only 6 days! These homes were all decluttered, clean, and showed beautifully! We can also see that prices are going up. 71% of the condos that sold in the last month closed for over asking price.

The townhomes have seen a little more activity since these charts were made available. In the $400-800k range one has gone under contract with a market time of only 15 days. Among the higher priced townhomes one came to the market and promptly went under contract and finally one of the three we have been keeping an eye on has gone under contract. We have been watching three Kinzie Park townhomes, all with 4 bedrooms, 3.1 baths, a two car garage, and similar assessment dues. The one listed for $1,950,000 and the one for $2,195,000 are both on the river. The less expensive of the two is an end unit. The least expensive, for $1,499,000 is situated in the middle of the complex, not on the river. The two listed for under $2m have an average market time of 200 days so far and the one listed for over $2m has been on the market for 360 days so far. Which do you think will sell first?

 

The least expensive is under contract! Listed for $1,499,000 the 4b/3.1ba townhome in Kinzie Park is approximately 4095 sf. It is an end unit with windows on all four sides and skyline views from the roof.
