Framingham being a large town and almost voted to pass as a city is 2o Minutes West of Boston, and in between Boston and Worcester, another large sized city, further West , that has seen a ncie rise in housing prices after several years of negative to flat values. Even though inventory has been low in this sellers' market, some of the larger cities  , such as Framingham(town), Worcester and Boston have seen a lot of sales recently comparatively to low inventory smaller towns closeby. In middle range and average size priceranges in Framingham between 300K-600K, there were 169 total sf homes sold in the last 180 days, from December 2015 to May 2016. The spring market has seen homes sell fast and most at top dollar or over asking with multiple offers bidding up the sales price. The good thing about the current market for sellers is that appraisals rarely come in under the sales price. A few years ago, in the most recent buyers market , appraisers struggles to find a lot of properties to appraise under asking, if they were close to the asking price. Real estate is cyclical and if you have a strong equity position and have owned your home for more than 5 years, today is the time to benefit while there are so many buyers willing to pay top dollar for your house with much less options for them and much more competition for the same houses in Framingham.

 

In Framingham Ma, where 169 SF homes sold between 300K-600K, now is a great time if you have reason and motivation to sell to cash in with your strong equity position or at least start with a market evaluation of your home. Framingham has access to all major routes , rt.9, rt.128, not far from 495, the Mass Pike is minutes away. Rt.135, 126, rt.30 and 20 are all accessible too. If you work in Framingham or Boston, you can conveniently and easily get there in minimal time because of great access to major routes. You can also take the Commuter from Framingham to Boston or Worcester , especially if you dont want to pay crazy Boston parking costs.  If you are heading to Boston, you could take the T(train), from areas close to Framingham and leave your call there for the day. These are great transportation options for those not wanting to deal with the tough morning commute. 

I have lived in Framingham my whole life, and still enjoy those conveniences, plus shopping, restaurants of all types, whatever you are in the mood for you can find. They are also working on a redevopment project with the roads and town hall that should be finished in 2017.
