In lead generation for an agent's market YouTube video going forward is more cost effective than perhaps farming an area with direct mail post cards. Prospective clients need to find you ON THE INTERNET. Some helpful tips and information when using YouTube.
1. Plan first. Do geofencing from where you live. Where do you sell real estate? Draw a circle around where you live and an outer circle around that with north, south, east and west points.
The inner circle is your bounds for where you are "wanting" to travel, the outer circle is where you are "willing" to travel depending on price points. Focus on the wanting circle.
2. From this geofencing exercise, note your ideal client, luxury, narrow price range, type of properties and identify city/neighborhood/subdivision. You want this to include that in your title of your video.
3. Shoot video horizontally, landscape mode for YouTube, RECORD button on the right, and you will upload it either to Public or Unlisted not Private. Unlisted is preferred as that is what you put on your own website to keep people in your web. YouTube is the biggest search engine behind Google and will look for your title and audio words in the video. 2 1/2 minutes or less duration. Make videos about schools or businesses or real estate topics in your target area and be consistent, like one per week to keep re-indexing ALL of your videos.
4. Tools to consider using. Upwork for $5 an hour and up for post processing folks, Videohive.net for after effect packages $17-$30, you own the package after you buy it for future use. Search on real estate. It often can take one hour post processing for three minutes of YouTube. So outsourcing this is worth it. What is your time worth?
Another app instead of just using the video camera RECORD button is YouTube Capture.
5. If you have a Gmail account you already have YouTube since YouTube is owned by Google. In thinking of a title for your video think of the question, ten restaurants in area, local five optometrists, school ratings for this city name, many things you can create videos on.
6. With video just start somewhere and evolve to being better at it over time. Some videos you will have 200 views per month FOR FREE. Try paying for that with post cards. You can do voice overs on videos, and have text with your name, phone number and web site over the video. Or just say it aloud in the video.
Shooting YouTube video makes you stand out as an agent with technology and also enhances more cost effectively finding clients that match what you do.
