Princeville Kauai condo / house update for May 15th to May 21st

Aloha from rainy (at least at this moment) Princeville Kauai!

If you were looking for full on beach days this past week, the North Shore was not the place to be. If you wanted to experience just how fast the weather can change from sunny and hot to a downpour, well, then, you’d have come to the right place. Even though I’ve lived here since ’91, the weather still amazes me. It sure keeps things interesting – and I often find myself wearing sunglasses while holding an umbrella.

It was a busy real estate week, mainly due to all the new listings; 6 new condos and 2 new homes. As far as new escrows, there was only one each. Take a look for yourself:

New Listings:

Puamana 8A returns to the market priced at $375K. The unit sold for $322K in 1/04 and was most recently listed from 8/15 to 5/16, starting at $399K and reducing to $374,950.

Nihilani 6B is newly listed for $599K since selling from the developer in 2/07 for $688,785K.

Hanalei Bay Resort 1557/58 came on the market with a list price of $599K. It was then increased by $500 to $599,500 so you’ll also see this property under price changes. The last sale was for $205K in 4/00.

Also new on the market is the townhouse style Nihilani 8C priced at $674,950. The units sold from the developer in 3/09 for $600K.

Pali Ke Kua 246 sold for $455K in 4/01 and is priced to sell at $795K. It was listed before from 3/10 to 4/12 for $719K.

Hanalei Bay Villas 27, priced at $849K, sold for $640K in 5/04.

Back on the Market:

Ocean view Alii Kai 5202 fell out of escrow and is back on the market priced at $649,957. The prior sale was in 7/03 for $405K.

Puu Poa 114 expired on 5/20 and immediately came back on the market still priced at $1.1M. The seller bought this unit on a short sale for $870K in 9/12.

Puu Poa 301 is back on the market still price at $1.425M since expiring on 5/14.


It took 227 days for Hanalei Bay Villas 34 to go into escrow priced at $75K. The sellers purchased this free standing condo in 11/05 for $975K.


Villas on the Prince 32 closed at $615K while listed for $639K. The prior purchase price was in 2/03 for $545K.

Villas of Kamalii 10 was listed for $739K and sold for $740K cash, since last selling for $512,925 in 6/03.

Price Changes:

After coming on the market at $599K, Hanalei Bay Resort 1557/58 increased by $500. Now on to your Princeville Kauai single family home update:

New Listings:

4140 Liholiho is attractively priced at $665K since being purchased in 9/93 for $260K.

4166 Waileia was purchased for $818K in 9/14 and is on the market for $950K.


After 72 days on the market, 3886 Kaweonui went into escrow price at $629K. The sellers paid $65K for land in 7/88 and built he house in 89.


4035 Aloalii was on the market for $1.695M and sold for $1.6M cash. The seller bought this for $1.8M in 7/10.

Under Contract:

4020 Aloalii moved from in escrow to under contract and should be closing soon. It is priced at $1.199M.
