Buyers in Woodbridge, Virginia looking for Homes Under $400,000
As a Buyer Specialist here in Northern Virginia I am always looking for the best value for my buyers. I was out house hunting with a Relocating buyer and they asked
"Where can I find a new home under $400,000 between Fort Belvoir and Quantico?"
That is a tough question as buyers are getting caught pushing their price points up if they want a new home. Two years ago you could have purchased a new single family home for under $400,000 but no longer. The lowest base price of a new single family home is now $425,000 but with upgrades you can expect to pay close to $500,000!
Most of the new home builders that have home sites remaining are building on the east side of 95 and the average sales price of the homes that have closed in the last 90 days is show below. Yes that's right the lowest price shows it closed at $499,000 and the average is $563,99 in Woodbridge, Virgina. remember above where I said the lowest base price was $425,000 the numbers do not lie!
So I find it is better to show a buyer than to tell a buyer what they can find in Woobdidge, Virginia so I went to the MRIS and pulled all homes that were Fee Simple, meaning not a condo that are available for sale right now in the height of our spring market her in Woodbirdge, Virginia. I only found a total of fifteen homes available in three new home communities. All were to be built and delivery can be by September/October. so forget about moving while school is out unless you are willing to look at resale homes.
Notice the average starting price is $391,916 which means with options you are quickly going to be over that $400,000 sales price!

You drive through a lovely
picket fenced single family home community to get to these town homes.
Both sets of buyers
immediately fell in love with
the location and said "We had no idea anything like this was available! They also swooned over the designs and the green space in the community. It far exceeded their expectations.. I am now helping another buyer do the same!
There are only a few more of these new town homes available and when
they are gone that is it. I expect prices to jump once the builder leaves the community.
Look at this kitchen below it looks like something you would find in a new single family home! A few lucky buyers will have the opportunity to pick their floors and cabinets it they hurry. I expect this community will be Sold out by September / October 2016!
