Dove Creek in Pasadena
This is an introduction and overview of the Dove Creek community of 48 paired townhomes in the city of Pasadena. I will share information about the community as well as include current real estate activity so far in 2016 plu a recap of full year sales for the previous five years. All statistical data has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Built in 1988, the townhomes feature three or four bedrooms in multi-level floor plans. Each has an attached garage. Some of the units have small back yard areas while others have terraces. There is more of a single family home feel than what you might find in many other Pasadena townhome complexes.
With San Gabriel Mountain views, Dock Creek is close to Eaton Canyon Nature Center, Eaton Canyon Close Course and the Gerrish Swim Club.
Transportation is convenient too with easy access to the Foothill(210) Freeway and the Gold Line light rail station at Sierra Madre Villa. A Saturday morning Farmers’ Market is held at Victory Park near Pasadena High School which is not far from Dove Creek. Numerous shopping, dining and entertainment venues are nearby.
There is currently one Dove Creek home offered for sale. It is an extensively updated townhome with approximately 2184 square feet and priced at $749,000. So far in 2016, a unit with approximately 2589 square feet sold for its list price of $675,000 in March according to multiple listing service sources. The tenant-occupied home needed some attention.
In 2015, there were four mls-reported sales ranging from $540,000 to $700,000 with an average price of $637,828(median sales price $655,657). Three sold above list price for an average 101.93%. The price per square foot was $362.70 average.
There was just one closed transaction in 2014. In September, a three bedroom floor plan with approximately 1600 square feet sold for $565,000(list price $559,000).
There was also one sale in 2013. A three bedroom floor plan with approximately 1874 square feet with extensive renovations closed for $690,000(list $659,000) in an all cash transaction. That sold occurred in November.
In 2012, there were three mls-reported closed transactions ranging from $440,000 to $645,000 with an average sales price of $535,667(median $522,000). Two of the street sold above list price for an average of 100.83%. They sold at $319.36 per square foot on average.
Again in 2011, there was just one sale reported. Selling in February, it was three bedroom floor plan with approximately 1776 square feet. The final sales price was $455,000.
