Realtors often wear different hats

As a realtor-salesperson, our job is simple. That is we sell and buy homes for others.  Because of the amount of transactions involved it is not as straight forward as other type of sales.

Manager

Everyone has an idea of how things should go during the sale of a home. There are so many variables. It is impossible to guarantee there will be no hick-ups. This is where a skilled real estate professional manages the expectations and acts as a goer between facilitator when there is a glitch.  

 

Negotiator

This is where the experience and professionalism comes in play. Whether working with a buyer or seller, the seller wants to get the highest price while the buyer wants to pay the least amount. A strong negotiator comes in play to guide all parties to terms.  

 

Psychologist/psychiatrist

Buying or selling a home can be extremely stressful for everyone involved in the transaction and things can become overwhelming.  I have seen sellers who are so stressed out. When I come they cry or come into tears because of anxiety.  I comfort them and tell them not to take things so seriously. You upset people's routine. Be considerate.

 

Scheduler

Once one is into a binding contract, a schedule should be published by the listing contract when what event is going to happen. Who is responsible and what the penalty is.  It needs to be understood. There may be delay but skilled agent can avert it. Those transactions not going smooth there is always a valid reason. Not strong buyer. Buyer has not got loan broker involved early enough. Not questioning the pre-approval letter validation and did not get straight answer from loan agent.  Did not read or understand the condition of home in details. Procrastination can be costly as EMD can be forfeited.

 

Marketing

An agent job is make the home in top best condition. Often she has to perform necessarily repairs, vacate cluttered home to make it look roomy and attractive.  One needs to remove family, religious photos on the mantle, and walls. The subtle changes in color through a new coat of paint can make a big improvement.   Animals odor, water damage need to be fixed prior to home showing.

 

Good MLS high quality pictures will draw prospects to its best attraction. I am a skilled photography having worked as a re photographer for several large virtual tour companies. I have the necessarily equipment, skills and awards to win others heart. I take crisp clear photos at no charge.

 

Resourceful manager

A skilled realtor has a pool of service providers for everything from house cleaning, landscape, painter to contractors, and handyman services.  Men surpass women as many can fix the defects on the fly.  Some agents knows about hidden defects above and below.  The insulation in the attic is not adequate just a R13 not R31.  Dual paned window has only resistivity of R2 same as plantation shutter. There are termite evidence and explain different termites and what to do with them.
