The fact is most sellers do not have any idea what kind of repairs they should do before selling a home. They draw from their own limited experience about what they might like to see if they were buying a home, which often has no bearing whatsoever on the present real estate market.

I mean, what could be worse than a seller who goes out and replaces all of the kitchen appliances with white appliances? That kiss of death in today's real estate market. Yet, they felt they were doing the right thing and, in some ways, new appliances are better than older, beat-up and marred trash heaps, but white? I agree Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents although I wouldn't use white appliances as an example (my bride would not have anything BUT white). My favorite example is Mr DIY and his beaming grin that he just put in a cheep Jacuzzi in the basement.

It is always best to consult with your real estate agent before doing any improvements prior to selling.  We do know what buyers in our marketplace like and can keep sellers from throwing money out the window.

You are absolutely right. Unless something is an eyesore or is obviously broken, in this market it's better to leave things the way they are. But if the whole house is dated, for example, why put in a new fridge if you know the buyers will just redo the entire interior anyway?
