Make sure that when selling real estate, the selling price is right.  Some people may be lured into thinking they are going to build a little negotiation room when they over price the property.  This is a bad selling strategy, which actually will shrink the pool of possible buyers. When the selling price is too high you will generate lower interest and less foot traffic.

Conversely a selling price set too low will generate more interest and intense competition. In this situation you may have several offers to consider, and be more selective about timing and closing costs.  Be prepared that property priced below market value can generate cash offers, which drastically excel the closing process.
