Buyer's agent - are you really a showing agent?

My last few listings have required me to be at all showings - now I am not the list agent who hovers the agent and their client - but I can not help to over hear and watch the process. I do love being there to hear what prospective buyers are saying about the home as this tends to be greater feedback for me and my client then what I receive from a busy buyer's agent.

 

What I have found interesting is the difference in showing styles. I so enjoy watching the buyer's agent who paints a picture for the client and overcoming objections with solutions. They obviously took the time to understand their clients wants and needs and figure out how the home they are showing can fit the need or be changed up a bit to make it the perfect home. Or,  unfortunately able to rule out the home completely allowing the buyer to move on without question.

 

I have also noticed some agents are just along for the ride. Opening the door and letting them wander/wonder!

 

 

Painting the picture is a talent, an art form if done correctly. Many home buyers do not have the vision to see what a home can be. Therefore looking for the home that fits perfectly, which could mean the search could take forever and get very frustrating.  When a few simple tweaks of a home they viewed can very well be turned into that dream home they have been looking for.

 

After watching other agents, I have learned there is much more to being a buyer's agent then scheduling a showing and opening the door. I believe I have always done this, paint a picture that is - however, if I am honest with myself,  the thought process was not to be a great buyer's agent, but my love for all homes, and I am always redecorating in my head and thinking of the transformation, and will share my excitement with my client.  Now realizing this is a great attribute from a buyer's agent.

 

Of course there is so much more that happens after the offer is placed that also makes a great buyer's agent - but getting there is essential and we so have the power to make it a lot easier and Fun!

Michelle, we do not see listing agents at most showings, sure would put a crimp in our business.   (higher-end we see this more often)   There sure are different showing styles, great post.
