Let's take a look at the values of these desirable twin condos in the Torresdale section of NE Phila Pa Looking in Trend MLS as of May 28 2016 there are two active listings for sale in Rivers Bend Condo Community
Currently listed two : 2BR 2 Bath B 2 second floor units +loft 1056 sq ft' +garage $185,000 -$205,000
There are no pending sales at the present time
There has not been any sales at Rivers Bend Condo Community this year the last sales were in 2015
There were sales for 146,000 where the seller paid $4380 in closing so in actuality the sale price was $141,620
The other sale for $155,000 there was a seller closing of $7,000 bring the actual price down to $148,000
I will explain closing costs for those who do not understand .This fee is not paid until settlement .The seller agrees in the agreement of sale to help with closing costs for the buyer This is done at the settlement table and is taken out of the sellers proceeds . The amount is calculated by the amount of closing cost the mortgage company will allow Usually with Conventional the allowable closing costs are 3% of the mortgage amount .
Let's take a quick look at what is up for sale . These are both B units with lofts . These are contempory units with high ceilings and are very spacious . The lofts overlook the first floor giving it that open look and feel What also draws buyers to these units besides being spacious are the fact their pets are also welcomed here . There are no resrictrition to weight or size of your dog. Finding pet friendly condominiums are easy in NE Philadelphia . Another plus to this community is thereis a small front and side yard to these units . There is also a driveway to park your car as well as a garage and off street parking 
It is my professional opinion that if these units have been uprgaded sellers may get a good price especially in today's market . The problem I have been seeing is sellers are putting units on the market in almost original condition and asking top dollar . They have been renting these units and perhaps they upgraded flooring and maybe appliances . Let us face it .Buyers looking to buy knows they will need to put in a new kitchen and replace the vanities in bathrooms . Then there are also the windows that are now thirty five years old as are the heater and air conditioner . In other words we are dealing with educated buyers .
The units have not been increaseing in value unless these units have been remodeled . I have seen some that are well worth top dollar . They have been owner occupied and updated throughout the unit . You walk in the unit and yes it has the wow factor . It is important to many to find a place for their family pet but they are not going to over pay . When you walk in the door of a condo unit you usually can tell if it is a rental unit or owner occupied .
The one thing I do enjoy is watching the parade of proud dog owners walk their dogs . I do admire the fact that they do clean up after their pooches . I guess they must or eventually this pet friendly condo community would no longer be pet friendly .I do wish I had more pictures of these people walking their dogs
Rivers Bend is not a gated community but it certainly is well maintained . In the winter the snow removal is excellent . In the Spring 'Summer and Fall the lawn care and landscaping is exceptional .
If you are looking for carefree condo living Rivers Bend Condominiums is a wonderful choice . They have washers and dryer hookups in the units and also have a garage . Outside maintenance is done by the condo association
Rivers Bend is a small condo community without a pool or recreation center . The units are two story twin condos units . Located close to public transportation Septa trains & Buses It is also close to Amtrak trains . Rivers Bend condos are also close to Aria hospital and Holy Family University .
