Cottonwood Arizona 86325 is a city, about a half hour south of Sedona. It is located off highway 260.   Cottonwood is known for it's big box shopping centers and is also known for the Verde Valley Medical Center.  There are many medical offices around the hospital that provide all the services you might need. Old Town Cottonwood has been completely renovated in the last few years.  It has the charm of the Old West and the modern flair of contemporary restaurants and boutique shopping.  One of my favorite gourmet food stores is the Verde Valley Olive Oil Traders.  You must go in there and taste the ultra fresh olive oils and balsamic vinegars they offer.  This Old Town experience is another reason that the Cottonwood, Clarkdale and Cornville areas are thriving.  Not only does this area bring tourism but the locals are fully invested in it's success!

Analysis of Cottonwood Market Conditions

When you look at the trend lines on the charts below, you will notice that Inventory was at it's highest level back in August of 2015 for all quartiles. In late April 2016, inventory appear to have bottomed out and are now on the rise once more.  

If you look at the search parameters below the number of homes in each category have increased since March of 2016. In the snapshot, there are 16 more homes on market.  Because of a positive demand in the market place, the upward pressure has had a positive affect on the median price in each quartile but that trend seems to have cooled off.

The MAI has seen an increase in May and Days On Market (DOM) are trending down.  These are positive trends for the market. Cottonwood is in the seller's zone if the MAI continues to rise prices may follow.  Keep your eye on the MAI . The top quartile is the only one in the buyer's zone. The other 3 quartiles are well into the seller's zone.   

BOTTON LINE: The homes in the Cottonwood area are priced more competitively than Sedona. You get more home and property for the price.  Also it is an easy drive to Sedona to enjoy the beauty of that area. Buyer's may find some relief in the top quartile. But sellers in the other 3 quartiles have a strong negotiation position.

I have had to tailor solutions for each person's unique situation. Hi Lawrence "Larry" & Sheila Agranoff. Call 631-805-4400 (c) - what you can't see in the picture is the Mingus Mtns where the old  west mining town of Jerome sits. It was probably the richest copper ore mining area in the country. Jerome, now an art district, is only 15 minutes away. You can see the lights in the mountains easily.
