Good morning, Matt Stark quality post here.... in my marketplace, the competition is so fierce now, any home that's priced properly will have a bidding war and all offers will come in at or above list price because most sellers now are just taking the best deal on the table....we're dealing with appraisal issues!!
Good morning, Matt..... listings are tough to find now...and when one surfaces that's priced properly, the buyers in my marketplace need to be at list price or better initially....many sellers are not countering but taking the highest and best on the table.... there are appraisal issues...

Often it is over price, mode of payment and most important COE date..... Sellers do not want to wait 30 days and he has plenty of choices whom he wants to sell to...

As with any Market when it goes all the way in one direction it seems like it will never end, but it always swings back to equilibrium eventually. In the mean time it's surely a sellers market here in Seattle.

Escalation clause is not really into pratice. The ones I have seen are all rejected.
In here, highest and best and no contigiency is often the winner.
