There are many benefits to using a professional Realtor to handle selling your home. Successfully selling a property is a complicated process and your Realtor will have the skills, knowledge and experience to get the job done quickly and make sure the process goes smoothly.

Pricing:  A Realtor studies the market daily and they will use their skills and market knowledge to help you determine the selling price for  your property.  Pricing a property at a level that accurately reflects the value in current market conditions will lead to a successful sale.

Marketing:  Exposing your property to a wide pool of buyers is the job of your Realtor.  Realtors will use a number of mediums to market the property.   Typical strategies are hosting an   Open house, fliers, Agent tours, online marketing via many sources, industry networking sites, MLS, some will use video tours, there are numerous Internet marketing sites, direct mail efforts are just a few.

 Your agent will have many useful suggestions on ways to improve the marketability of your property.  They will suggest cosmetic repairs, tips for enhancing the curb appeal, tips for staging and cleaning the home to ensure the best showing results.  Sellers who will follow the suggestions will reap the benefits. 

Security:  Security is a major consideration when showing your home.  By using a professional Realtor, you will have peace of mind that all showings will be scheduled, pre-screened and supervised.  

Negotiating:  When negotiation a purchase, most buyers prefer to deal with a middle person who is objective, unemotional and professional.  Buyers will often feel more comfortable raising issues that may need resolving with the Realtor and not the owner.  Realtors are trained to handle objections, present options, be objective and negotiate for their client.

Contract to Close:  Your Realtor will be able to guide you through the closing process.  There can be a minefield of potential problems associated with the appraisal, inspection and financing process.  Your agent can meet and instruct specialists or tradesmen who may be required for repairs, they will lead you through the closing process, escrow instructions and get you through the entire closing process.
