Some of the blog posts and questions in the Q&A that I come across in the 'Rain contain an element of "If only I could have said...."
Often times this refers to information an agent thought a Buyer or Seller should have heard from the agent - but the agent could not - for whatever reason - bring themselves to speak it.
Sometimes it's because information can be "uncomfortable" for the agent to speak, and "uncomfortable" for their client to hear.
Why not set the stage?
Mr. and Mrs. Seller, do I have your permission
...to be candid
...to speak plainly
...whatever alternative that rolls most easily off your tongue.
Once they have granted permission, it's so much easier to speak "whatever it is" and they are prepared to "hear" it.
I always ask for permission to be candid, and have never - so far - had a client refuse.
