Why did the Home Seller Cross the road?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

An interesting question to start your day. The Home Seller did not just cross the road, but ran across it. Why you ask? To get away from the flood of calls they got when they tried selling their Manchester NH area home themselves, For Sale by Owner also known as a FSBO?

Isn't a flood of calls what all Sellers want? The answer is actually NO. It is not the amount of calls but the quality of them.

The Home Owner told me the majority of calls were agents trying to list the property. The second most amount of calls were people asking if they could rent to own the home. When you got to actual buyers, they said most buyers did not know if they could even get  a mortgage.

They said they got calls at home, at work and on their cell phone. People knocked on the door at all hours. Selling ones home was not as easy as they thought.

THE BOTTOM LINE is that Selling ones own home is not easy. Placing an ad in the paper, one online and planting a sign on the front lawn did not prepare them for what they faced. They wanted to save money, but it cost them time, lots of time they said. They missed work. Lost sleep and had things disappear from their home. They learned they priced their home too low. They learned they did not know how to pre qualify a buyer. They still were not sure what disclosures were required by law. They needed help....

THE SECRET OF SUCCESS is hiring an agent well experienced in Listing homes to guide you through the selling process. The key to having a successful Home Sale or Purchase can increase simply by choosing a better agent.  One that explains each step of the buying or selling process and stands by you throughout each. The secret is, that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

Lise Howe our market had quite a few fsbos hit the market come spring, most of which are still on the market as other homes sell quickly. It is always nice to sit with a seller who needs the help in selling

This is funny, because Even when I post a For Sale sign on a listing, I too receive calls from prospective renters. What do they not understand? Have a great day!

Well Norm, in your area, many of the houses for sale are to investors, so they will be "for rent."

I think the shortage of rentals pushes them to call homes for sale Sandy Padula and Norm Padula, JD, GRI . However in this market, sellers can sell and do not need to rent

Well Scott Godzyk You mentioned the inconvenience, but you neglected to mention the "bad guys" want to come in for nefarious reasons.

Scott, it's not only that you get bunches of calls from real estate agents, but they are usually newbie real estate agents in a traning program.  Sort of like our Utah students, they are assigned to call every FSBO they can find and stick to them until they list or die.

FSBOs become Realtor bait!

Great post.  It looks easy, until it's not. I took over a FSBO after they were totally flummoxed and frustrated with the process and helped them get it done right. We had a hard time undoing some of the damage they had done in their marketing, but we got them a good outcome.

Bill Roberts things did go missing from their home. They did learn this the hard way and it is a subject i want to expand on in another blog. Yes there are many bad people posing as buyers

Selling a home is not for the faint of heart.  We get paid to market the  home to qualified buyers and to get from a contract to a successful closing.  Finding that qualified buyer is just the first hurdle.

Dick Greenberg I certainly hope so, this seller is thinking about it and i hope to hear from them soon. They have stopped selling it on their own.
