Delivering a blushing crow.
We are back to multiple offers in the southern Utah real estate market and an accepted offer depends on:
- Cash or mortgage - Many investors will score big when submitting cash offers for homes on the market. First-time homebuyers looking to get a mortgage will struggle to get an offer accepted in this fast-paced multiple offer scenario for an affordable home.
- Timeline to close - Closing in 20 days or less grabs attention and can be done with cash only these days thanks to TRID (TILA-RESPA Integrated Disclosures: The combination of the Good Faith Estimate (GFE), Truth-in-Lending Statement (TIL) and Settlement Statement (HUD-1).
- Terms and conditions - The less contingencies the better for sellers! Although I always encourage a home buyer to get a home inspection to rule out potential defects that may be hidden to the naked eye. Also, if getting a mortgage, an appraisal is required as well.
Getting caught up in the frenzy of multi-offers only yields one happy homebuyer out of potentially 5+ buyers vying for the prize. While it is not a recommended environment to enter into, there is no choice, for some.
And then it is up to me to deliver the blushing crow more than once, at times, to the same home buyers. Wish me luck, I feel I may need it today. Happy Sales all!
