West Lethbridge Real Estate
The part of Lethbridge which is located on the western bank of the Old Man River coulee banks is commonly referred to locally as "the westside". Development there really started in about 1970 with the construction of the iconic University of Lethbridge. This large concrete construction built into the side of the hills was a monumental development and has been the primary catalyst for growth nearby and the driver of the popularity of West Lethbridge real estate.
With the construction of the University came the demand for housing. Specifically demand for student housing as well as employee housing within commuting distance. As a result, the first properties build nearest to the University of Lethbridge are multi family units, rental properties, and higher density buildings. There were a few average single family homes, and a small number of high end builds.
As time went on the growth began to spiral farther away from the actual University campus. A small central commercial area became the core of the Westside of Lethbridge, and the adjacent park surrounded by residential development and new home construction. Student housing continued to be the primary attraction to this part of the city.
During the housing boom we experienced in the early 1990's many people who never thought they would want to live on that side of the city, purchased new homes there, as the majority of all new construction in the city was happening on the westside. This trend continued and has not stopped in 25 years. As the number of new homes continued to grow, the neighborhood required better roads, schools, and other infrastructure. With these came more reasons for people to want to live in this area, besides the University.
Currently in 2016, the vast majority of all new home construction is still in West Lethbridge. The University is no longer the only attraction to that part of the city, and in fact the majority of homeowners there have no relationship with it. The biggest attraction is new communities, lots of young families, and some nicely planned developments. The construction is a strategic mix of single family, multifamily, and even retirement properties.
