In my humble opinion it seems like our Toledo Metropolitan Market is really picking up speed. Buyers need to know that they should not wait too long to make a decision because they may lose out on the tremendous deals that are out there right now.
I have sold seven listings within the last two weeks from $200 to $625,000. Which is great BUT the deals that these buyers are getting are unbelievable! The rates are still holding so Now really is the best time to buy than I have seen in 24 years!
One of the biggest hurdles right now will be for the purchaser's financing and the appraisals. Because there is a 2-3 month lag time for the appraisers to get caught up with us (realtors) it will be a challenge to keep financing together for our customers, thus meaning that we are going to have to be very hands on during all of your transactions and make sure that you are communcating with all of the local appraisers so that they are aware of how the market is doing from week to week. Granted they cannot use a property until it closes BUT we can certainly make sure that they are aware of movement in the market--especially when it is positive.
We also need to get all of the Media on board. Our local media is killing us with negative information and a lot of it is hyped up and incorrect.
I have never seen a market like this in 24 years BUT I do think that I am finally seeing light at the end of the tunnel! HooRay!
