Time for your Monthly Real Estate Market Conditions in Cibolo TX.  I'm not sure if you've heard, but home sales in May did astouding in the Greater San Antonio TX area and the Cibolo TX Real Estate Market, it was no different!
 
 
Let's start with updating you on what's the market is currently offering.  Cibolo TX has 236 available Homes for Sale as of June 2nd, 2016. You can purchase a home in this area for as high as $525,000 and for as low as $85,000. Homes are listed at an average price right now of $268,425 with 85 days on the market.

There are currently 91 homes pending sale in the Cibolo TX area.  The average list price that brought an offer and contract to these homes is $258,102 and had an average 81 days on the market.  These pending Cibolo TX homes for sale will add to the Sold numbers at the end of June if everything goes right.   
 
Cibolo TX Homes that Sold from May 1st to May 31st, 2016 totaled 77.  The homes that successfully sold were listed at an average price of $237,966 and sold for an average price $230,925 giving us a list price to sold price ratio of over 97%.  The average of the list price to sold price tellls you how close to the listing price in a percentage that the home sold for.  Anything over 95% is really good...so that means 97% or higher, the list prices for these homes got the job done.  The average days on market for these homes was a mere 78!    
 
How did the current Cibolo TX Real Estate Market compare from this time last year?  Homes for sale in Cibolo TX from May 1st to May 31st, 2015 totaled 76 and sold for an average price $227,630.  The average days on market for these homes was 90 days.  From last year to this year, the numbers haven't varied that significantly; however, the price is up a bit and the days on market are down a lot. This tells you that the Cibolo TX Real Estate Market is healthy and moving up from year to year.  The next paragraph will explain to you that we are definitely in a seller's market!  This doesn't mean that buyers still can't get a home at a great price, just means that if you are looking for a Cibolo TX home for sale, you may need to move quickly!
