Unrepresented sellers, or what are more commonly known as FSBOs, need to read this article that spells our so clearly why doing it yourself and working with an agent who is representing a buyer can really work against them.

A very common saying for those looking to sell their own homes in the Greater San Antonio TX area or For Sale By Owners is, "we would love for you to bring us the buyer", or "I'm happy to work with a buyer's agent".

I know you mean well, and that you're probably looking to You Don't Really Want Me to Bring the Buyersave money, but honestly, I don't believe you want me to bring the buyer...why?  Let me make it perfectly clear in a few reasons.

First-If I bring the buyer, then I work for the buyer...not for you.  I represent them and their interests.

This is the biggest reason and probably most important to you in terms of all that "money" you will be saving.  See, my job is to save them money and time.  I have to treat all people in the transaction fairly and honestly and I will, but my ultimate job is the get the best for my client.  This means

Best Terms

Best Timing

Best Negotiation

Best Representation

All of that and a big ole bag of chips of things we call fiduciary duties, Obedience, Loyalty, Disclosure, Reasonable Care and Diligence, Confidentiality and Accounting.  Those are for my clients under written agency agreement.  

For those not our clients, we call them customers...I owe Honesty and Fairness as I stated earlier.  

Second-I know the market better than you do.  I'm not saying this to be arrogant or conceited.  I make it my business to know the market..it's what I love to do.  I know you may have done your research and looked online Real Estate portals to get your information, but trust me, I know the market, prices and the trends as I do this every day.  This will enable me to get my client the

Best Terms

Third-I'm trained in this profession and you aren't.  This is what I do day in and day out.  I went to school for this, regular Real Estate school and the school of hard knock called OJT or on the job training!  I've been through some experiences that enable me to truly be an asset to my clients when they hire me.  I help sellers sell and I help buyers buy.  I know each and every part of the transaction and how to help each get to their ultimate goal.  This helps me get my clients the

Jeff, good choice for a reblog.  Most sellers don't get that, when it comes to selling their homes, they are in the "Don't know what you don't know" stage.

I thought this was very well done and needed to be shared. FSBOs just do not understand, at least in most cases. It's also good information for agents who might be talking with potential FSBOs to help then better understand how it all works and the disadvantages of not being represented
