Whether you’re thinking of selling your home now or in the near future, there are some simple ways to make your property more attractive to potential buyers. Here are a few that will add value and interest.

Kitchen, kitchen, kitchen. Yes, it’s true: a great kitchen can get a home sold. Freshening the kitchen is the No. 1 improvement recommended to people putting their homes on the market. And it doesn’t have to be all stainless steel appliances and granite counters: great lighting, a fresh coat of neutral paint, and new cabinet fronts and hardware can make a world of difference. Of course, updating an ancient microwave or replacing the outdated stove with an energy-efficient model is even better. But in the kitchen, even small improvements go a long way to adding value.

Better bathrooms. Beautiful bathrooms are No. 2 on the list of features that pull in homeshoppers. As in the kitchen, minor updates can bring a big return. New lighting and textured wallpaper are quick changes that won’t take much time or money. If your budget is a bit bigger, a new vanity or tile floor will give the room a fast and simple update.

Paint makes a difference. The quickest and simplest update for any home is a fresh coat of neutral paint throughout, with crisp white trim. The house will look bigger, cleaner, and updated with the least amount of effort!

Understand Millennial buyers. In general, Millennials go for green: they like energy-efficient, low-carbon-footprint features in their homes. Most local utility companies will perform a free efficiency inspection on your home, pointing out areas that need to be updated. You can also make sure your ceiling fans run smoothly and don’t wobble and your HVAC has a clean filter. Installing a water filter on your kitchen faucet is a great, inexpensive update too.

Curb appeal is real. If your house doesn’t look great when potential buyers pull up in front, it will bias them toward the entire property. Your lawn and bushes should be trimmed and tidy. Planting some flowers in a bed or in pots on the porch adds a splash of color. Simply painting the front door can freshen the house’s look. And be sure there are no cobwebs or piles of dead leaves or dirt in the entryway and around the front light fixtures.

Do new doors. We often don’t notice the condition of the doors in our home, but they can really take a beating over the years. Brand-new front and back doors — especially if they are also security-conscious — add visual appeal, while new doors inside can add character. Hanging a door can be an easy DIY project that pays off.

William...all great suggestions I have even taken in my own home.  We just had our house painted outside, new roof and a new garage door.  The garage door updated the house by 10 years!!!  The look has definitely changed the overall appearance.
