Summer is upon us. The weather and our local real estate market are extremely HOT.  Listings are being snatched up by smart and wise buyers. Many buyers are first time buyers and millennials. Inventory is very limited. Does this mean that there is no stale inventory just sitting around? Not exactly.

 

As of June 3rd 2016, there are a total of 131 listings on the market for your choosing. 51 listings have 60 + days on the market. 21 listings have 90 + days on the market, and three listings have 120 + days on the market. 

 

What separates these listings from those that are being snatched up within the first week on the market? I would like to say location, location and location. However, other factors have come into play for our local market in Eastvale CA.

 

Currently, there are two types of market in Eastvale. The investors who are looking to flip their investments into the rental market and the first time millennials.

 

Investors are looking for ready to move in houses that are priced correctly and can give them the ROI as a rental. 4 bedroom, 2 story houses with low maintenance are on their wish list. Price range is typically within $450k to $475k. These buyers are cash buyers and ready to act and close quickly. If you are a seller in Eastvale and want to attract these buyers, the following preparations are advisable.

 

1. Price your home correctly from the very beginning

2. Great curb appeals with colors and fresh coat of paint

3. Paint interior and exterior with trending colors 

4. Declutter and depersonalize

5. Open the blinds and turn on the lights

6. Make it easy to be shown without appointments

7. Remove your 4 legged friends during showings

 

 

If you are looking to capture the millennial market, I would suggest the following:

 

1.  List your property on most, if not all the online marketing

2.  They prefer smaller low maintenance house

3.  They are not attracted to high-end embellishments

4.  Open concept floor plans

5.  Trending colors such as gray and bold accents

6.  Big windows, glass walls and lots of interior lights

7.  To truly attract the attention of millennials toward your property, make sure you use the services of a professional photographer and stager. After all, 90 percent of millennials start their home search online. If you can't attract them in the first few seconds of viewing your property online, you lost a huge chunk of the millennial market.

Great post. As a millenial I am always curious when I see us mentioned in a blog. I think you have some sound advice for reaching this market. With the average age of a first time buyer in the early 30s now, this millenial market is about to age into it and smart marketing/sales plans are crucial to capitalize!
