Well we know summer is here because the Prestwick pool is now open. The difference this year is that it is open to ALL PRESTWICK PROPERTY OWNERS. Thank you to the Prestwick Board Members and everyone else that worked so hard to make this happen.

 

The real estate market inside the Prestwick community has been very active. There are approximately 25 homes for sale right now in the community and a few are under contract as we speak. Most of the homes that are on the market are getting a lot of showings. We all know that Prestwick has a lot to offer as community along the Grand Strand.

 

There are some homes that seem to be taking longer to sell then anyone anticipated and we are keeping our eyes on the market to see what is happening. The key to selling a home for Top Dollar in the community is DEMAND.

 

How to Create Demand for a Prestwick Home:

 

  1.          Exposure – There is competition inside of Prestwick so you must make sure that your property is aggressively marketed to qualified buyers that can afford this price range.

 

  1.          Strategic Pricing – Strategic Pricing means…Not too High and Not too Low! There is an art to pricing a home in Prestwick. Price it too high and it sits and price it too low and no one will look at it. A good real estate agent will know how to effectively price the home in order to get it sold for the highest price.

 

  1.          Professional Photos – People will view your home on the internet before they view your home in person. Pictures from a cell phone are not acceptable in today’s digital world.

 

  1.          Sell the Prestwick Experience – You want to market more than the home. You want to market the community as well as the home. This is how you sell the experience of Prestwick. The community has a lot to offer and we have captured that in a community video that we share with prospective buyers.

 

Overall, 2016 should be a good year for those selling a home in the neighborhood. For those not selling, this is the first year that you have the pool and hard court tennis amenities. We highly recommend you take advantage of those amenities and get to know your neighbors.
