It seems sellers are starting to realize the value in listing their homes when there is such little inventory. The condo market in Roscoe Village is really picking up over last month. There still isn't much inventory though and the homes that are being listed are flying off the market with many having an average market time of only a few weeks. In the $500-600k range there were only 2 on the market and 2 under contract in our last report. Over the course of the month 5 have sold and there are 2 under contract and 1 listed. Only one of the sold listings had a market time longer than 11 days! The median sales price for condos was $413,000.

Housing Type: Single Family

There has been a slight increase in inventory across the board for these houses. Most price ranges need this, with less than two months supply of inventory, buyers need some choices. Sellers in the $1-2m range are in a very different market. 15 of the 29 homes for sale are new construction, which caused inventory levels in that market to spike to 8.4 months. The starting price for the new construction homes is $1,499,000 and the average market time for them so far is 147 days. The median sales price for all single family homes in Roscoe Village was $1,225,000.
