There were 8 unit sales in April. This is down 11.1% from 9 in April of 2015. Sales/list price ratio in April moved up to 97.4% from 96.4% in March.

Prices

Median price in April was $532,000. This is down 3.3% from $550,000 in April of 2015. 3-month median price of $460,000 in April was up a little from $425,000 in March but down modestly from $543,500 in April of 2015. Price per square foot in April was $244. This is up from $233 in March and up from $239 in April of 2015.

Inventory Inventory of 59 in April was up 18.0% from 50 in March and up 1.7% from 58 in April of 2015. New listings of 25 in April were way up from 17 in March but down a little from 26 in April of 2015. Months of supply of 5.7 in April was up modestly from 4.8 in March but down slightly from 6.1 in April of 2015. On a year-over-year basis, months of supply has been rising for 4 months. This is the highest months of supply has been since September, 2015.

Market Time

Days on market of 67 in April was down considerably from 144 in March and down modestly from 80 in April of 2015.
